Terms & Conditions for 2011/2012

Minimum Nights Stay & Rates 

  • There is a minimum rental of 2 nights for all bookings except as stated below or 2 nights when booked within 2 weeks of desired arrival date.
  • Each renter must also pay a $100 cleaning fee regardless of the length of the rental
  • Each renter must pay a 10% City Transient Tax for total rental amount.
  • Rates are subject to change without notice, but will not be increased once your booking occurs.

Standard Rates

April 19 - June 11

minimum 2 nights: $225/night

October 1 - December 9

minimum 2 nights: $225/night


Peak Rates

June 12 - September 30

minimum 2 nights weekdays, 4 nights weekend: $325/night    

 

minimum 6 nights weekend during July and August

December 10 - April 18

minimum 2 nights weekday, 3 nights weekend: $275/night

 

 


Holidays $275/night except as below

Martin Luther King Weekend

minimum 3 nights - January 15, 2012: $300/night

President's Day Weekend

minimum 4 nights - February 19, 2012: $300/night

Memorial Day Weekend

minimum 3 nights - May 28, 2012: $250/night

Fourth of July Weekend

minimum 6 nights - July 4, 2012: $350/night

Labor Day Weekend

minimum 4 nights - September 3, 2012: $325/night  

Thanksgiving Weekend

minimum 4 nights - November 24, 2012:  $350/night

Christmas Week

minimum 4 nights in the period Dec. 19 - Dec 26, 2012: $375/night  

New Years Week

minimum 5 nights in the period Dec. 27, 2010 - Jan 2, 2011:            $475/night   

 

Rental Paperwork
A deposit of $300 is normally required before your rental reservation is accepted. A reservation confirmation form will be emailed and/or mailed to you. If house is reserved less than one month prior to stay, entire balance will be due.

Refund & Cancellation Policy
Full payment is due one month prior to rental. If cancellation is unavoidable, we will try to re-rent the property. If we are successful in renting the house for the time booked by you, a refund for the re-rented property will be made.

Security Deposit & Damages
The security deposit is $300. After your stay, an inspection of the house will be made. Any damage, except normal wear and tear, will be deducted from the security deposit. Security deposit is returned after this inspection and keys are returned to owner. If keys are lost, a house re-key charge will be deducted from the security deposit.

Telephone & Internet Access
Local calls are free, but all long distance calls must be charged to a telephone credit card or major credit card. Internet access is free. High speed cable accessible through provided 802.11G network. 

Smoking and Pets Are Not Permitted
Sorry, no exceptions. Any deviations from this can cause forfeiture of your entire deposit
